With a strengthening economy, mortgage rates are rising quickly and that can make a big impact on the path that buyers take when house hunting. 

As more time goes by and rates increase, buyers are more likely to stop searching until they make more money or settle for a smaller house. According to a recent realtor.com survey, 44% of buyers said if rates went up they'd settle upon a downsized house that costed less and required a longer work commute.

Subculture Coffee is a hipster coffee roasters shop opened by two local guys in 2014. The first location opened on Clematis Street and soon became a staple spot in West Palm Beach. The Palm Beach Post is hosting a free cocktail party on March 27th to celebrate the release of their newsletter, "At The Table."

The new weekly newsletter is written by the Post's food editor, Liz Balmaseda, and it'll keep you updated on all things food around town. You don't have to be a Post subscriber to get the newsletter and it's free.

The cocktail party is being called "Latin Night with Liz" and will have a Havana style with special drinks like the "Deconstructed Old Cuban." It'll be held at the recently redesigned Galley Bar inside the Hilton in West Palm Beach. The Mr. StudFinder Charity Auction is a benefit for Martin County's Habitat for Humanity Women Build program. 

Businessmen from all over the area auction their company's services to raise money for Women Build, females who build homes for those in need. Check out the Treasure Coast Bird Expo coming to town this Sunday in Stuart.

There will be 30+ vendors, a petting zoo, education sessions, a silent auction, raffle and more.
