With a shortage of supply in the housing market across the country, buyers may find themselves competing with other buyers for their dream home. It's important to be ready financially and have research done with an experienced real estate agent before going head-to-head on a bid. Here are some ways to have a competitive advantage for the home you want to purchase:

  • Get pre-approved for a loan. Don't just talk to a lender about potential loans- submit all of your required documentation to receive a pre-approval letter.
  • Pay with cash if you can. Usually an all-cash offer will take the bid because it makes the settlement speedy and removes any financial uncertainty. Cash sales have been declining nationwide but Palm Beach County, for example,…

Rising rent costs are pushing millennials to purchase homes and their wants are much different than the 55+ aged buyers who are house hunting too,

Chief economist for realtor.com, Danielle Hale, says they've found a clear difference in priorities based on recent surveys. "Older buyers are concerned with privacy and being able to age comfortably," she said "while millennials place more emphasis on family needs, stability and personal expression."

A survey of more than 1,000 active buyers done last week by Toluna Research provides insight into what both millennial (18-34 year olds) and older buyers are looking for:

According to NewHomeSource.com, a new home construction search engine, buyers are looking for 10 things in their home search. Decor, efficiency and size all made the list- here are the features house hunters want:

1. An Open-Concept

Buyers are looking for high ceilings, spacious rooms and a flowing floor plan. This will most likely put them in a newer home.

2. Smaller Houses

Move-up buyers are getting serious about backyard features. Kitchens, fireplaces, and plenty of social space are high on the list of wants outdoors.

4. Neutral Decor

It's best to keep it simple when it comes to selling a…

According to recent reports, Palm Beach County is one of Florida’s fastest growing metropolitan areas. Palm Beach County’s population growth has risen 2.8 % percent, coming in behind Orlando and Fort Myers.

Realtors know all too well that buyers often start searching for a home with everything on their list of preferences and end up purchasing one that looks different from what they originally said they wanted. Buyers aren't deliberately misleading their agents, they just havent seriously considered what their preferences are and end up relying on conventional thinking. Here are some tips for buyers:

1. Begin with a preliminary visit to a mortgage broker.

Meet with a lender to set a ceiling on what you can afford. Sometimes budgeting and planning on your own doesn't take into consideration all the finer details. Get the truth from a lender before you waste your time looking in a price range you can't afford.

2. Truly consider your…
